With inventory and interest rates at an almost all-time low, I find it amazing that home prices on the Big Island have NOT skyrocketed to the moon! It’s definitely a seller’s market, BUT, that doesn’t mean that a savvy buyer (with his or her savvy Realtor®) can’t pick up an amazing home along the Hamakua Coast, or anywhere else on our big beautiful island, and at a fair price!
Out of curiosity, I searched our MLS for homes between $500,000 and $750,000, and believe it or not, there are only seven currently on the market marked “active.” Yikes!!! (“Contingent” means a property is in escrow but not yet through all the inspections, etc. There is still a chance it can fall out of escrow.
“Under Contract” means that all contingencies have been satisfied. The chances of it falling out of escrow is next to nil.) I have also selected my favorites priced between $1,000,000 and $2,000,000!
From tiny homes to yurts, pod configurations to grand estates, the Hamakua Coast has a home for every design taste! And, it’s not just about the home that tickles your fancy…it’s the property that can make your heart sing! If gardening and yard maintenance isn’t your thing, we offer postage stamp lots in new and vintage sub-divisions. If the title “Small Rancher” gets you excited, we have one to ten acre parcels. If “Bigger is definitely better”, go for twenty+ acres of rich farm land, often right along our rugged coast!
Take a look at these four “U”nique properties…
Yurt Living In Paradise
Seldom do I find a home as “U”nique as this one! Yurt living at it’s finest! They are sustainable, and research indicates we sleep better in the round! Wake up under a 30’ round silk parachute in the main loft style living area. The kitchen includes hand burnished concrete countertops, (notice how they follow the curve of the yurt wall), white ceramic farm sink, a Wolf Oven, Dacor Gas 5 burner cooktop, and French door stainless steel refrigerator. The attached bathroom laundry area has quartz countertops, a Tea-for-Two cast iron tub, and front load washer/dryer. Inside living extends outside as you lounge under the string lights in the evening around the fire pit next to the seasonal waterfall gulch. Live off the land with a veggie garden and citrus, avocado, and guava trees, plus an abundance of tropical flowers!
This property encompasses 7.5+ acres of Hawaiian pasture land nestled in an established and healthy forest of red and yellow ohia trees. Views include the Pacific Ocean toward the horizon and the neighbors on each side are a Japanese traditional tea farm and an organic macadamia orchard. A permitted ‘minor agriculture processing building’ is also on the property.
Are you looking for a new way of life, with peace and quiet? Want to live off-grid, but offered the possibility of county water and power? Do you have an entrepreneurial spirit? This one-of-a-kind property may be what you have always dreamed of!

Ookala is a tiny community toward the north end of the Hamakua Coast. Nestled between the rugged coastline and mature stands of trees sits this private gated oasis, possibly one of the best price options along the coast! Just take a look at this panoramic ocean view! Sky high vaulted ceilings give this 2,270 square foot open concept home a true sense of spaciousness. Three bedrooms with well appointed en-suites, plus an extra ½ bathroom create a peaceful home environment. And a full acre provides the necessary privacy from the cares of the world. Tiny House BIG Lot!
The term “Cottage” use to represent a really small home often near a lake or beach. Now the key word is “Tiny”, representing a home of no more than 500 square feet…or not-so-square feet in the case of a yurt. Currently, there are two listings which feature tiny homes on big acreage along the Hamakua Coast. For this blog, I am featuring this quaint tiny home nestled on 4.52 acres in a forest of eucalyptus and bamboo, yet a hop, skip and a jump from Old Mamalahoa Hwy in Ahualoa. (Waimea is about 20 minutes away, and Hilo is a drive of about an hour.) One large room includes the kitchen, dining/living space, and sleeping area complete with a cozy wood burning stove. You even get a bathroom…no outhouses here! And, here is the amazing thing…the owner will consider financing!
MLS# 638387 | $429,000
