As a Realtor® with a number of years now under my belt, I can confidently say that the escrow company I use for my clients is just as important as any other partner in the process! The escrow team can make the journey a breeze or a disaster! Believe me, I have experienced both sides of this coin.
When Coldwell Banker Island Properties announced their newest arm of services, Hookele Title and Escrow, I was more than excited to give them a try. Hearing that Jessica Pascua would be running the team as the Senior Escrow Officer, and all the years of extensive escrow experience she provided, gave me a confidence level I hadn’t had in months. Now that I have three closed escrows with the newest escrow company on the block, I am NOT disappointed! And, neither are my buyer and seller clients!!!
So, what exactly is escrow?
Escrow is at the hub of a wheel that brings all parties together in the transaction. Escrow is a neutral third party that holds all the money, contracts and, legal documents until the parties are ready to close the transaction. The Escrow team is an essential partner who intermediates this complicated financial transaction, acting as a “clearinghouse” for the receipt, exchange and, distribution of the items needed to transfer or finance real estate. Escrow navigates the process of the title search, title insurance, HARPTA AND FIRPTA (taxes based on the seller’s primary residence), prepares all legal documents, sets up notary signatures, and so much more!
