Q1 MARKET UPDATE

When sellers on the Big Island of Hawaii consider putting their properties on the market, they want to know if properties are selling above, at, or below List Price. They want to know how many days these properties are on the market, in essence, how long does it typically take to move from Active to Sold. They also want to be sure that their List Price is supported by comparable properties that have recently sold.

Big Island buyers are hoping to purchase the Hawaii property of their dreams at a price they can afford. They hope to side step a “bidding war.” They would love to have options to look at, and then make the decision that works within their criteria and their hearts.

Currently, the spectacular Hamakua Coast continues to have reduced inventory. This tends to make it a Seller’s Market. But, Days on Market have increased, some, not all, properties, whether ranch land, small or large estates, have had to make price reductions. And, the List Price must be competitive, or they could sit with few or no showings.

Buyers have choices, but not a lot of them. They don’t need to make full price offers unless a property was just released and the comps support a competitive List Price.

This is where I come in very handy. As a NAR Realtor®, I am able to access the MLS to see so much more that what a seller or buyer can discover on any real estate website. And, as a Realtor® who is familiar with the nine unique districts on the Big Island, I have a very good sense as to the value a listing brings to potential buyers, as well as how best to present and price a new listing for sellers.

For the Hamakua Coast, the first quarter of 2025 indicates a strong uptick in properties and land that have sold above List Price, and twice as many current residential listings compared to January through March. Median Days On Market indicates that on average, listings sold in under 60 days…not bad, but not as strong as in 2024, or the Pandemic years.

Is it a good time to buy or sell on the Hamakua Coast? On the Big Island of Hawaii? Yes! And there are plenty of cash buyers.
