The Seller’s Real Property Disclosure Statement (SRPDS) is a 5-page document created by the Hawaii Association of Realtors (HAR). All sellers are required to fill it out in it’s entirety. The purpose of the SRPDS is for the seller to disclose all material facts concerning the property, including vacant land. “What is a material fact?”, you might ask? A material fact is a fact, defect or condition, past or present, that would be expected to measureably affect the value to a reasonable person of the residential property being offered for sale. Sellers must complete five sections to include General Information, Utilities and Services, Associations, Condo Specific, Improvements and Defects, Repairs or Replacements. The newest addition to the SRPDS is an acknowledgement of whether or not a property falls into the Sea Level Rise Exposure Area. (The Realtor can assist the seller in determining the answer to this question by pulling the Sea Level Rise Map.)
To properly prepare a listing for release, I always have the completed SRPDS at hand. Potential buyers want to know the details of the property they are interested in.
