Depending on the last time you sold a home, as a seller, you may or may not be familiar with the terms – Broker’s Open and Broker’s Caravan. In today’s real estate market, both of these planned events are critical in getting your listed property in front of Realtors® on the Big Island, specifically the Hamakua Coast.
Here is an explanation of each event.
Broker’s Open
Realtors® are invited to visit your listing during a Stand Alone invitational showing. All agents are invited to attend via an in-house emailed invitation. As your Hamakua Coast (and Big Island) Lifestyle Realtor® who focuses on working with sellers, I work with you to prepare your home, provide beverages and specially curated foods, and offer an opportunity for each Realtor® to share their thoughts on the property via a custom questionnaire. Questions include how they feel about the current list price, the condition of the home and property, whether or not they currently have a buyer, etc. These answers are shared with the client, along with any potential recommended adjustments to the listing.
The Broker’s Open is scheduled soon after the listing goes Active on the Big Island MLS. (Note: Broker’s Opens are usually scheduled for properties with homes, and also based on the list price.)
Broker’s Caravan
This may sound similar to the Broker’s Open, but it is different in that Realtors® within a specific TMK (Tax Map Key), and sometimes the TMK is split into two areas, meet prior to beginning the caravan to hear each listing agent share specifics about their property. Some agents have more than one listing on the schedule.
Then, we take our pre-coordinated schedule and caravan to property #1. Each agent guides us through their listing, answering any questions, and providing a questionnaire for completion. This information is again, provided to the seller, gaining important insights as to the list price, work that they feel still needs to be completed, possible buyers, etc. No beverages or food is provided. But, the final property on the caravan may offer a full or partial meal. The Broker’s Caravan features properties that are Active as well as those that are on Preview status on the Big Island MLS. (Note: Land listings can be scheduled for a Broker’s Open, but are not included in Broker’s Caravans.)
