Where do Hawaii buyers really come from?

The answers may surprise you!

Every other Thursday, we have our Hilo office meeting for training and to discuss a variety of real estate topics including current trends, hearing from a variety of trusted resources, and enjoying a lively Q&A. A few weeks ago, our preferred title and escrow partner, Title Guaranty, came in full force, sharing a plethora of information designed to assist the CBIP agents with their escrow closings.

The topic of where our buyers come from was discussed during this meeting. TG shared the three charts above, which surprised most of us.

Although the general consensus is that the majority of buyers come from the mainland, the stats paint a different picture. The January through September 2024 stats (Chart 1) indicate that statewide, 74% of sales, representing 9217 transactions, came from buyers living in Hawaii! And 56% of buyers were Big Island residents (Chart 2). Chart 3 shows the Big Island district breakdowns, with all districts indicating that local buyers exceeded mainland and foreign buyers.
