In April, there was only one sale on the Hamakua Coast, a 67% decrease from April 2023! And the Number of Listings, a total of 5, took a 17% decrease compared to the same month last year. The Median Sales Price increased by only 2%. But the good news is it took 71% less days to get that one home sold! Sounds like a rollercoaster ride to me!

In looking at overall performance for all nine districts, South Kohala experienced the highest jump in total sales (125%), and Median Price (121%)! Condos seem to be holding their own with a total of 29 sold above $1M. Anyone looking for a condo???

Summer is heating up. Interest rates are dropping. There is no better time to purchase that dream property! Why? Prices will continue to rise. And there is no better time to sell! Why? Buyers are out there, many with cash in their pocket.
