In a staking, a licensed surveyor identifies the four corners of a property so as to be easily viewed by potential buyers. No map or legal descriptive is provided. A survey is much more detailed, and includes the coordinates, a map, and full report from the surveyor…and it costs more! The seller usually pays for this. For those selling land, large parcels with or without a home, even those in a sub-division, it’s always wise to pop for the survey. Why? It protects both the seller and the buyer from later discovery of an encroachment and/or incorrect understanding of the property boundaries.
